The government has suspended Home Information Packs (HIPs)- making now a great time to sell your property and save on moving costs.

HIPs are still available and we can still arrange this service for you; however, it is no longer a legal requirement.

PLEASE NOTE: It is still a legal requirement for an Energy Performance Certificate to be ordered prior to your property coming on to the market. Please click here for more information on EPCs

A HIPs pack typically contains the following:

Terms of Sale

Details of the seller, the property and the price.

Energy Performance Report

This provides a rating indicating how energy efficient the property is. It also suggests measures that could be taken to improve that rating. This is still a legal requirement. Read more..

Home Condition Report*

A report on the condition of the property that can be relied upon by buyer, seller and lender. The report is in a standard format and covers the general condition of the property, taking account of its age, character and location and any defects or other matters requiring attention.

Property Information Questionaire (PIQ)

The seller will complete a PIQ, which is a questionaire covering standard details about the property.

Title

This contains copies of documents that comprise the legal title to the property giving evidence of ownership and of the rights and obligations which affect the property.

Searches

Searches are made at local authorities to establish information which might adversely affect the purchase or ownership of the property.
